Addendum B – DIY Assist Service Plan

NOTE:  Our $1995 DIY listing addendum provides the following services in listing and marketing your property but does not include any commissions or fees owed to the Buyer’s Agent (if any) at closing.

NOTE: This DIY Assist listing agreement does not provide for Flat Price Broker arranging, scheduling, or showing your home to prospective purchasers, and relies upon you to confidently and competently address all concerns in showing your own home. If you have any concerns, please consider our complete service plan.

All Flat Price Broker flat price listing agreements provide addenda. The specific addena list the services to be performed by the broker for the agreed listing fee. These low-cost options also charge a fee for unexpectedly terminating our agreement before the initial period has expired. There is no termination fee owed if the initial listing period expires without a sale. Flat Price Broker’s termination fee for this plan is $100 for reimbursement of expenses incurred in listing your home.

Our DIY Assist listing addendum requires Flat Price Broker perform all needed tasks that lead to an acceptable sale, which may include the following:

1. Execute Exclusive Right to Sell Listing Agreement and Exclusive Agency Addenda (if requested) that allows owners to show home to buyers.
2. Prepare and Present Comparative Market Analysis with pricing recommendations and conduct pre-listing discussion of showing your home.
3. Assist with Seller’s disclosure to be completed by the seller with disclosure reviewed and uploaded to MLS listing documents file.
4. Request latest survey from owner, any WPI Certification(s), and current Loan information with contact info., to be copied and returned to owner.
5. All necessary Certifications and Addendums (Flood, Coastal, Lead-based paint, etc.) provided, reviewed and posted to MLS document files.
6. Subject property is physically inspected for any signs of visible problems or deferred maintenance items that need to be addressed or disclosed.
7. Discuss with seller any problems discovered and offer suggestions to address problems and improve the property’s marketability and appeal.
8. Provide a full set of property photographs for marketing and display, produce a photo slideshow style virtual tour to be included in the MLS listing.
9. Provide and place (if authorized and requested) Realtor Sentrilock electronic lock box with keys provided by the owner to assist with showings.
10. Place (if requested) a Flat Price Broker agency sign with weather-resistant flyer box or tube for property flyer access in front yard of property.
11. Create an attractive and personalized property flyer for your home, with copies furnished to seller, with additional flyers provided upon request.
12. Present and discuss any offers and provide advice and assistance in negotiating counter-offers and contract provisions to provide the best price.
13. Represent completely and fairly the seller’ best interests in negotiating any contract offers or contract provisions with potential buyers or agents.
14. Discuss and consult with seller any contractual requirements, option period timelines, property inspections, and any loan or appraisal concerns.
15. Prepare and make available a package for appraiser that includes a copy of the survey, any inspection reports, and supportive sales information.
16. Review closing documents as they are made available and discuss with owner closing procedures, any concerns, and the disbursement process.
17. Submit MLS required closing data and request seller to please complete a customer satisfaction survey and leave a review on our website.
