The DIY Assist $1995 Limited Services Agreement

 

NOTE:  The DIY Assist fee is for listing and marketing your property but does not include any commissions or fees owed to the Buyer’s Agent (if any) at closing.


Flat Price Broker
offers an intermediate level DIY Assist listing agreement that is ideally suited for our For Sale by Owner (FSBO) properties and for owners of vacation cabins and vacant homes. It is also well suited for mobile homes on a lot or site, and for those sellers who are confident and comfortable in showing their own home, but want a professional Realtor in the background helping conduct all aspects of the sale.

Flat Price Broker provides and helps with all disclosures and required documents. We also stand ready to advise and assist with offer negotiations, contract provisions, and providing the expertise needed to close the deal. We provide marketing assistance with attractive photographs and a slide show presentation of your home on the MLS listing. In addition, we demonstrate showing your own home, so that you might locate and assist an unrepresented buyer. This may allow you a chance to save on the buyer’s agent fee (often 3%) that is a requirement to list your home in the Multiple Listing Service. 

What we offer with our DIY Assist plan


All of our listing agreements have addendums that lists the services provided by the broker in marketing and selling your property. The tasks we perform depend on the level of confidence YOU have in showing your property to potential buyers. Flat Price Broker provides listing flyers and social media exposure to help in marketing your home. We provide updates on market activity, even a mid-listing review, to discuss various ways to encourage more activity.

We also assist with consultation and advice as needed and provide the answers to any questions that may arise. In fact, the primary difference in our DIY assist agreement and our complete listing agreement that costs $3495 is that you perform most showings of your home. Flat Price Broker works only for you and is dedicated to providing any assistance needed to complete the sale. 

What we do


Our DIY listing assistance starts with a thorough analysis of local market conditions, focusing on the factors that influence buyers in your neighborhood. Next, we undertake a study of your home’s site, structure and features, to compare and contrast the special aspects of your home with competitive local listings and recent sales of similar homes. This allows us to determine the most probable selling price of your home, which is usually the most profitable price. Explaining the market factors that determine value is one of the services we specialize in. Flat Price Broker provides the experience and expertise to give you honest and reliable opinions and advice. We also provide tips and advice when showing your home to prospective buyers and other Realtors.

What do our DIY assist sellers have to do?


You may have thought about selling your own home to save on the significant commission fees that most listing agencies charge, but were reluctant to do so. This is your biggest asset and you don’t feel comfortable with the contract negotiations, offers and counter-offers, or the growing number of disclosures and required forms needed to complete the transaction.

TR – General Information for Buyers and Sellers

Note: Flat Price Broker complies completely with SB 810 in all of our listing packages (along with all rules and regulations by TREC, TAR, NAR & MLS Boards) including provisions that require a broker who represents a party or who lists property under an exclusive agreement to inform the party of any material information related to the transaction, including presenting any offers received and answering the party’s questions about the offer. The bill also prohibits a broker representing a party from telling another broker to negotiate directly with the broker’s client.
