The Basic $395 Limited Services Listing Agreement and Addendum.

NOTE:  The $395 fee to list and sell your property is the charge for listing and marketing your property and does not include any commission or fees owed to the Buyer’s Agent (if any) at closing.

The Flat Price Broker offers a basic $395 listing agreement that is perfect for owners of vacant lots, acreage tracts, and for those sellers who are confident in conducting all aspects of the sale. These owners just need a little oversight from the Realtor to facilitate the listing process. This agreement is also recommended to assist For Sale By Owner homes, mobile homes on a site, and knowledgeable sellers.

What we offer

 

We provide effective exposure in Multiple Listing Service and other venues to locate a buyer. Flat Price Broker will also assist and consult you with negotiations and provisions to sell your property for the best possible price. In addition, this plan is also perfect for local homebuilders who wish to have MLS exposure for their model homes. These listings can bring buyers to new neighborhoods without having to pay high Realtor commissons. If your lot or property is worth $12,000 or more, you will save money with Flat Price Broker’s $395 basic listing agreement.

What we do


In addition to marketing, we also recommend using the Texas Association of Realtors (TAR) Exclusive Agency addendum. The attached addendum shows how the seller can meet an unrepresented buyer to discuss the terms of a sale. If a buyer negotiates with the seller first, the seller might SAVE the buyer’s agent commission (often 3%) and owe nothing more than the listing fee at closing. An unrepresented buyer that contacts Flat Price Broker first will be offered your phone number to arrange a showing. We work only for YOU and always put YOUR interests above all others in marketing and selling your property.

Although all of our listing agreements exceed state brokerage standards, they also limit services to be provided by the broker. The services you need depend primarily on the level of confidence you have in showing your property. We work only for you and are dedicated and diligent in providing any assistance you need to sell your property. You can also upgrade to a higher level of service, marketing outreach, and assistance at any time.

Our Basic Listing Agreement


As stated, the provisions of the limited service Addendum A (attached) exceed all state and MLS brokerage requirements, but may not include all the tasks typically performed by a listing agent that charges a full commission. We do, however, offer a wide range of services to suit your needs and if you would like additional help, we also offer many enhanced marketing and upgraded listing services à la carte!
