NOTE: The $7495 fee is for complete service in listing and marketing your property but does not include any commissions or fees owed to the Buyer’s Agent (if any) at closing.
NOTE: Our luxury homes addendum D requires Flat Price Broker employ a professional photographer. This independent professional will arrange, schedule with seller, and provide to Flat Price Broker a generous number of display quality photographs and a “virtual tour” of the property. Depending on the owner’s choice of selected options, this may also include producing a creative video drone tour of the property.
All Flat Price Broker flat price listing agreements have addenda. The specific addendum lists the services to be performed by the broker for the agreed listing fee paid at closing. These flat price plans charge a fee for the unexpected termination of our agreement before the initial listing period expires. There is no termination fee owed if the initial listing period expires without a sale. Flat Price Broker’s termination fee for this plan is $500 for reimbursement of listing expenses incurred. The items listed below are considered the most cost-effective in finding your perfect buyer. We also offer services that are not included in our comprehensive flat-price plans, such as magazine advertising or hosting open houses. However, almost any service you desire can be negotiated for an additional charge.
Our Luxury homes addendum D requires Flat Price Broker perform all services that lead to an acceptable sale, which may include the following:
1. Execute Exclusive Right to Sell Listing Agreement and Exclusive Agency Addenda (if requested) that allows owners to show home.
2. Prepare and Present a Comparative Market Analysis with pricing recommendations and a discussion of marketing strategies.
3. Assist with Seller’s disclosure to be completed by the seller with the disclosure reviewed and uploaded to MLS listing documents.
4. Request latest survey from owner, WPI Certification(s), and loan contact information to be copied and returned to the owner.
5. All Certifications and Addenda (Flood, Coastal, Lead-based paint, etc.) provided, completed, reviewed, posted in document files.
6. Subject property is physically inspected for signs of problems or deferred maintenance that need to be addressed or disclosed.
7. Discuss with seller any problems and offer suggestions for any repairs to improve the property’s marketability and appeal.
8. Arrange professional photographer to visit and take photos, produce virtual tour and (if selected) prepare aerial virtual tour.
9. Provide and place (if requested) a Realtor Sentrilock electronic lock box with keys provided by the owner to assist with showings.
10. Place (if requested) a Flat Price Broker agency sign and flyer box or tube for property flyers in yard, with directional signs nearby.
11. Create an attractive, custom property flyer, with copies and display stand provided to seller and additional flyers as requested.
12. Owner’s choice of specialty options – aerial drone tour as mentioned above or custom ad presented on an electronic billboard.
13. Set photo posts and links for social media marketing and targeted advertising using both traditional and trending platforms.
14. Provide updates of market activity as requested, often sent as activity with new competitive listings or area sales might dictate.
15. Arrange and host a pre-arranged Realtor tour with brunch (tiny sandwiches) now often held outside for safe social interactions.
16. Provide custom scheduling and showings of your home to all prospective buyers, whether represented by another Realtor or not.
17. Discuss all offers, provide advice and assistance in negotiating counter-offers and contract provisions to achieve the best price.
18. Represent faithfully and fairly your best interests in negotiating any offers or contract provisions with potential buyers or agents.
19. Discuss and explain any contractual requirements, option timelines, property inspections, and any loan or appraisal concerns.
20. Make available a package for appraiser that has a copy of the survey, any inspection reports, and supportive sales information.
21. Review closing documents when available and discuss closing procedures, any closing concerns, and the disbursement process.
22. Deliver a celebration gift to toast the upcoming closing and savor the money you saved. We also provide a gift for your buyer.
23. Attend the closing (if requested) and provide MLS the required closing data. We also request you provide feedback and a review.

We require adherence to CDC protocols regarding social distancing, recommendation for masks, and following sanitary considerations concerning the touching of doorknobs or surfaces in homes we are showing or visiting. Flat Price Broker places our client’s interests first in providing safe and effective methods of communication and interaction. We perform many services online including document preparations and digital signatures.
