Addendum C – Complete Service Plan
NOTE: The $3495 fee is for complete service in listing and marketing your property but does not include any commissions or fees owed to the Buyer’s Agent (if any) at closing.
All Flat Price Broker flat price listing agreements have addenda. The specific addendum for each plan specifies a list of the tasks and services to be performed. The tasks and services provided depend on the level of services needed to market and sell your home. This complete service listing provides all the marketing, attention, and top-notch services you would expect. Flat Price Broker schedules and conducts all showings, and provides advice and assistance from listing to close. These low-cost listing plans charge a termination fee for the unexpected termination of our agreement before the initial listing period expires. There is no termination fee owed if the initial listing period expires without a sale. We strive to provide top-notch services at rock-bottom prices for everyone. Flat Price Broker will also work to resolve any problem you may have.
Flat Price Broker’s termination fee for this plan is $100 for reimbursement of listing expenses incurred to date of termination. The items listed below are considered the most cost-effective in marketing and finding your perfect buyer. We also offer services that are not included in our comprehensive flat-price plans, such as magazine advertising or hosting open houses. However, almost any service you desire can be negotiated for an additional charge.
Our complete service listing requires Flat Price Broker to perform all services that lead to an acceptable sale, which may include the following:
1. Execute Exclusive Right to Sell Listing Agreement and Exclusive Agency Addenda (if requested) that allows owners to show home.
2. Present a Comparative Market Analysis with pricing recommendations and discuss market conditions and marketing plans.
3. Assist with Seller’s disclosure to be completed by the seller with disclosure reviewed and uploaded to MLS listing documents file.
4. Request latest survey from owner, WPI Certification(s), and loan contact information to be copied and returned to the owner.
5. All Certifications and Addenda (Flood, Coastal, Lead-based paint, etc.) provided, reviewed, and posted to MLS document files.
6. Property is physically inspected for any signs of problems or deferred maintenance items that need to be addressed or disclosed.
7. Discuss any problems discovered and offer suggestions to address problems and improve the property’s marketability and appeal.
8. Provide property photographs for marketing, produce an enhanced photo slideshow virtual tour and enter video into MLS listing.
9. Provide and place (if requested) Realtor Sentrilock electronic lock box with keys provided by the owner to assist with showings.
10. Place (if requested) an agency sign with weather-resistant flyer box or tube for property flyers along the street in front yard.
11. Create an attractive, custom property flyer, with copies and display stand provided, and furnish additional flyers as requested.
12. Set photo posts and links for social media marketing and targeted advertising using both traditional and trending platforms.
13. Provide updates of market activity as requested, often sent as activity with new competitive listings or area sales might dictate.
14. Schedule and conduct showings of your property to prospective buyers, whether buyer is represented by another Realtor or not.
15. Schedule, conduct and attend a pre-arranged Realtor tour of your home, with a request for feedback from the attending Realtors.
16. Discuss all offers, provide advice and assistance in negotiating counter-offers and contract provisions to achieve the best price.
17. Represent faithfully and fairly your best interests in negotiating any offers or contract provisions with potential buyers or agents.
18. Discuss and explain any contractual requirements, option timelines, property inspections, and any loan or appraisal concerns.
19. Prepare a package for appraiser that includes a copy of the survey, any inspection reports, and supportive sales information.
20. Review closing documents made available and discuss closing procedures, any closing concerns, and the disbursement process.
21. Monitor the closing and provide MLS required closing data. We also request you provide feedback and a review on our website.

Flat Price Broker may amend services to suit a customer’s specific needs. Covid-19 concerns have restricted certain activities and eliminated others. We require adherence to CDC protocols regarding social distancing, recommendation for masks, and following sanitary considerations concerning the touching of doorknobs or surfaces in homes we are showing or visiting. Flat Price Broker places our client’s interests first in providing safe and effective methods of communication and interaction. We perform many services online including document preparations and digital signatures.
